BUT... there is a way of making sure that your student loans don't hinder your success as a real estate investor. On the contrary, Having your student loan payments reported on your credit report COULD actually help to create a varying mix of credit as well as lengthening your credit history. There IS a way of removing student loan payment from being factored into the DTI when applying for a new loan such as a mortgage. If you can show that a family member is paying your student loan payments, the creditor or the loan officer could present your situation to the underwriter that the student loan is no longer your debt... The family member must have been making the payments for a year to accomplish this. Another issue is that parents are getting student loans in behalf of their kids. Well, if you can prove that your kid has been paying for the student loan on their own - then the loan officer and the underwriter may not count your student loan as part of your overall debt to income ratio.
